What is Tenant Protector?

Tenant Protector is a first-of-its kind insurance plan exclusively designed for tenants’ homes in Macau. More than a traditional home insurance product, some of the coverage of Tenant Protector is unique and tailor-made to cater to most tenants’ needs in Macau. E.g. other than tenants’ property, it also covers landlords’ property in the rented apartment which is carelessly damaged by the tenant.

Why should I take out Tenant Protector?

Unlike traditional home insurance products, which are best suited to owner-occupiers, Tenant Protector can cater to the special needs of tenants by easing their concerns about their liability in respect of accidentally damaging a landlords’ property, and providing protection for up to 50% or HK$10,000 of a security deposit if their landlord goes bankrupt. It also provides worldwide protection for tenants’ sports equipment such as golf clubs. Other major cover features that are available under a normal home insurance plan will also be suitably adjusted to accommodate tenants’ needs under Tenant Protector. These include tenants’ own Contents, Household Improvements, Personal Liability, etc.

When is the best time to take out Tenant Protector?

Tenants are advised to take out Tenant Protector as soon as the Tenancy Agreement is signed and duly stamped.

What are the differences between Tenant Protector and a traditional home insurance policy?

Tenant Protector is a simple and direct insurance plan that is exclusively designed for most tenants in Macau. Its unique coverage is different from a traditional home insurance policy in many ways as shown in the table below.

Can I take out Tenant Protector for my overseas rented apartment?

No. Tenant Protector covers premises located in Macau only.

If I am not a Macau resident, can I take out Tenant Protector?

Yes. As long as your rented apartment is located in Macau with a signed and duly stamped Tenancy Agreement, you can take out Tenant Protector to protect your home and property.

Can a company take out Tenant Protector for the accommodation of its expatriate employees?

Yes. A company can take out Tenant Protector for its expatriate employees as long as the company has signed and duly stamped a Tenancy Agreement with the landlord.

My mother has taken out Tenant Protector for a newly rented apartment where the whole family will live together. Does Tenant Protector cover me?

Yes. As long as the Tenant Protector policyholder (i.e. your mother in this case) lives with his/her immediate family members in the insured premises, those family members are covered.

I have taken out Tenant Protector as I am going to move into a newly rented apartment with my boyfriend. Can he be covered?

Yes. Although your boyfriend is not defined as your family in the policy, you can take out Tenant Protector with your boyfriend as an insured person. He will then also be covered. 

Does Tenant Protector cover landlord’s property?

Yes. The landlord’s property in the rented apartment for which the tenant is held responsible will be covered under Tenant’s Liability. It covers all causes of loss except those listed as exclusions in Tenant Protector.

If I am moving to a newly rented apartment from my current rented apartment, can I transfer my Tenant Protector to the new home?

Yes, you can transfer your Tenant Protector to your newly rented apartment. But you must inform us before doing so. You will also be entitled to the Household Removal and Temporary Storage cover which will cover any accidental loss of or damage to your Household Contents during their removal or re-location in temporary storage.

Is there any flat size limitation for Tenant Protector?

Tenant Protector covers apartments with a gross floor area of 1,200 square feet or less. You are also strongly advised to cross check if the Sum Insured of Contents is sufficient. Please contact your insurance advisor for a special quotation if the Sum Insured is insufficient.

If my newly rented apartment is a subdivided flat, will Tenant Protector provide cover?

No. Residential homes like subdivided flats will not be covered by Tenant Protector.

If I rent an apartment and sub-rent to others, can I take out Tenant Protector covering all residents in the flat?

No. Only those who have signed and duly stamped the Tenancy Agreement for the insured premises will be covered by Tenant Protector.

What happens if I want to terminate the policy after taking out Tenant Protector? Am I able to cancel the policy?

Yes. You can cancel the policy if you change your mind as long as there have been no claims against your policy. We will refund the unused premium based on a short-term rate, subject to a minimum premium of HK$500.

I have leased an apartment I own and rented another apartment. If I have taken out home insurance for the leased apartment, do I still need to take out Tenant Protector?

Yes. This is because the home insurance you have taken out can only cover your leased apartment. You may need to take out Tenant Protector for your rented apartment as well in order to have comprehensive protection over the two apartments. You can also consider replacing your traditional home insurance for your leased apartment with Landlord Protector.

Questions related to household contents & personal effects
I replaced the main door when I moved into the apartment I rent, but it was recently accidentally damaged. Does Tenant Protector cover the loss?

As long as the cause of damage to the main door was not excluded under the Contents Section and you can present the receipt to prove that it was replaced by you, it will be covered as a Household Improvement under Tenant Protector.

A burglar broke into my rented apartment. As a result, my door lock was damaged and my money was stolen. Can Tenant Protector cover my loss?

Yes. You will be reimbursed for the cost of the door lock replacement, up to HK$5,000. You can also be compensated for loss of money up to HK$1,000.

The window of my rented apartment was broken in a burglary. Can I claim for the cost of replacement from Tenant Protector?

No. Tenant Protector will only cover the replacement cost of window locks up to HK$5,000. The cost of replacement of the window glass will not be covered.

A burglar broke into my rented apartment. My money was stolen and my domestic helper’s gold ring was lost. Does Tenant Protector cover these losses?

Tenant Protector will cover your loss of money up to HK$1,000. However, your domestic helper, who is not considered as a member of your family, is not covered.

My rented apartment was damaged by fire because I forgot to turn off the stove. During the weeks in which my rented apartment was being repaired, I still needed to pay rent even though my rented apartment had become uninhabitable. At the same time, I needed to pay additional rent to stay in a serviced apartment. Would I be covered under Tenant Protector?

Tenant Protector covers either the money spent on the temporary accommodation (i.e. the serviced apartment in this case) or the rent which continues to be payable to your landlord. Because your rented apartment was accidentally damaged, you are covered up to HK$1,500 per day and HK$50,000 in aggregate.

The water pipe in my rented apartment burst and damaged my limited edition handbag, shoes and watch. Can I make a claim under Tenant Protector?

Your limited edition handbag and shoes are considered as personal effects while your watch is considered as a valuable in the policy. All these items are covered under Tenant Protector. You will be able to receive compensation of up to HK$5,000 per item or per set of items for your handbag and shoes and receive compensation of up to HK$15,000 for your watch.

If the total value of my property and personal effects is higher than the total coverage limit of household contents and personal effects, can I still take out Tenant Protector?

You are advised to consult your insurance advisor if your property and personal effects have exceeded the household contents cover limit.

My domestic helper accidentally broke a HK$3,000 vase. Does Tenant Protector cover this?

Yes. You will be compensated for the vase as long as it was broken accidentally.

I used to place my bike just outside my rented apartment. Am I covered if the bike is stolen or damaged accidentally?

Because your bike is considered as sports equipment, Tenant Protector will cover your loss as long as your bike is securely locked outside your apartment as required. You will be covered up to HK$2,500.

I used to place an umbrella rack outside my rented apartment which is locked right outside the main door. Am I covered if the rack is damaged accidentally?

No. An umbrella rack placed outside your apartment is not covered, even if it is securely locked right outside your home, as items placed in an open area are not covered under the Contents Section of Tenant Protector.

A robber stole my bag when I was on my way home. All my belongings including my smart phone and tablet were lost. Am I covered under Tenant Protector?

No. Tenant Protector does not cover items or personal belongings which you wear frequently and are carried away from the insured premises.

I hired a moving company when I moved from my current rented apartment to my newly rented apartment. Unfortunately, my glass table was broken accidentally during removal. Can I claim for the loss under Tenant Protector?

Yes. You can claim for the loss of your glass table under Tenant Protector up to HK$10,000, as long as your table is adequately packed and moved by professional movers.

If I break my key when opening my main door, will Tenant Protector cover the cost of replacing the door lock and key?

No. The cost of replacing the door lock and key is not covered as Tenant Protector will only cover damage to door locks and keys as a result of burglary or attempted theft.

Will I have any cover from Tenant Protector if my landlord goes bankrupt and does not return my security deposit?

Tenant Protector covers your irrecoverable security deposit if the Court makes a bankruptcy order against your landlord. You will receive compensation of up to 50% of your security deposit, or HK$10,000 whichever is lower.

What should I do if my landlord goes bankrupt and I need to claim for the loss of my security deposit?

You should submit the claim form and report the claim to us together with the landlord’s bankruptcy order, your Tenancy Agreement and rental payment receipt immediately after you find out that your landlord has gone bankrupt. Sometimes, verification with your landlord about your outstanding rental payment may also be required. In general, it takes at least 3-6 months for the court to confirm the payback arrangement to debtors. You will receive compensation of up to 50% of your irrecoverable deposit or HK$10,000, whichever is lower.

Questions related to personal liability
If my landlord’s property is damaged accidentally by my appointed repair workers, will Tenant Protector provide any cover?

If you are proved to be liable for your landlord’s property as stated in the Tenancy Agreement, then the damage to that property will be covered as long as the repair works last for less than 2 months and has a contract value of less than HK$100,000. You are advised to file the claim with us immediately without committing to any liability.

If my rented apartment is destroyed by fire accidentally, will Tenant Protector provide cover?

A tenant’s household contents and personal effects will be covered up to HK$500,000 in aggregate. But whether Tenant Protector will cover the landlord’s property and the apartment structures that are damaged depends on your liability as a tenant. If you are proved liable for the damage, Tenant Protector will cover your landlord’s damaged property and building structure up to HK$5,000,000 after applying an excess of HK$10,000.

Am I covered under Tenant Protector if I forget to turn off a tap and water damages the lift, ceiling and even my neighbour’s property?

If you are proved liable for the damage, Tenant Protector will cover all damaged items as listed above, up to HK$5,000,000. Water damage excess that is applicable in this case is HK$3,000 or 10% of the loss, whichever is the lower.

Am I covered under Tenant Protector if I have damaged the TV provided by my landlord at the rented apartment?

Yes, you will be covered as you are liable for the accidental damage of the TV. But an excess of HK$10,000 is applicable to Tenant’s Liability cover.

My cat scratched the landlord’s sofa in my rented apartment. Does Tenant Protector cover the damage to the landlord’s sofa?

Yes. Tenant Protector covers damage to landlord’s property by your cats and/or dogs, less the first HK$10,000.

If the window of my rented apartment falls and hits a passerby, am I covered under Tenant Protector?

In a case where you are being sued by the passerby as a result of the accident, you are advised to report the claim to us and not to admit any liability. In a case where you are proved legally liable as the occupier of the rented apartment, Tenant Protector will cover your legal liability arising from the accident.

My domestic helper dropped the window wiper accidentally when she was cleaning the windows and damaged the windows downstairs. Can Tenant Protector provide cover in this case?

If you are being sued for the damages caused by this accident and you are proved legally liable as an occupier of the rented apartment, you are covered under Tenant Protector.

My daughter accidentally damaged the door lock which was provided by the landlord. Can I claim from Tenant Protector for this accident?

If you are held responsible for the door lock as required in the Tenancy Agreement, Tenant Protector can cover the accidental damage to the door lock, after the application of a Tenant’s Liability excess of HK$10,000.

I damaged a crystal ornament in a showroom when I was travelling in Paris. Am I entitled to any Personal Liability cover under Tenant Protector even though the accident did not happen in Macau?

Tenant Protector provides you with worldwide liability cover in a personal capacity for overseas visits of less than 60 days. However, if you are travelling overseas, we would advise you to take out travel insurance to enjoy better protection.

If a landlord has an unpaid debt, and in order to persuade the landlord to repay the debt, the debtor commits some malicious acts around the landlord’s leased apartment which ultimately affects the tenant. Will Tenant Protector provide cover if, for example, the corridor outside the rented apartment is splashed with paint?

No. This incident will not be covered under Tenant Protector as you are not legally liable for the damage.
